This mixed-use Transit Oriented Development (TOD) is located on a site south of and adjacent to the Westbrook LRT Station. Designed in collaboration with Munoz Albin Architects, the development includes residential, grade level retail and services, public realm areas, grade level plazas and below grade parking.
The initial phase is focused around the development of a public realm plaza. Much attention is given towards animating this space with a winning combination of retail, restaurants and residential. It is carefully designed to enhance pedestrian connectivity between the Westbrook LRT Station and 17th Avenue, through visual and wayfinding elements, as well as providing a pleasant and safe environment. The building massing also takes into consideration sunlight and wind studies, to provide a comfortable environment at grade.
The design of the podium’s street facing side provides for a vibrant community retail, restaurant and services destination. Residential buildings incorporate a diversity of unit types and sizes including non-market units designed for families.
The location of the residential lobbies face the public realm plaza for ease of access to the LRT, as the station is an integral part of the development and an amenity for residents. In keeping with the intent of Transit Oriented Developments, there’s an emphasis on providing bicycle storage, access and service to residents. Significant residential amenities include a fitness centre, internet café / conference space, and a social lounge. Outdoor amenities include BBQ areas and a roof top terrace.
