At 37-storeys, Calgary City Centre Phase 1 is a signature tower with over 850,000 sq.ft. of Class A, state-of-the-art office space, street-level retail, and other facilities, including a rooftop terrace. The first of two-phases, this project is rejuvenating an entire city block with activated street frontages, public sculpture, exceptional lighting, and a landscaped streetscape that bring life and economic benefits to Calgary’s downtown.
A significant architectural addition to the skyline, the building’s stepped crown is highlighted by a lighting art installation. Another unique architectural element is the subtle detailing on the curtain wall, which creates a dynamic effect across the building facade.
The 2-storey podium features a lobby with glass perimeter and a soaring 30-ft high space. Designed to enhance the quality of life in the urban core, the podium has a full complement of amenities, including retail spaces, tenant services, and restaurants. Two stylish bridges link the building to the Calgary +15 Skywalk network, supporting an integrated pedestrian environment and connections to the project’s larger urban context.
Calgary City Centre is LEED Platinum certified. Examples of sustainable design include: high-performance glazing, intelligent lighting controls, and low-maintenance green surfaces covering 50% of the roof areas. The building features secure bicycle storage and shower facilities, and is located next to a number of public transit routes, including the #3 North/South, one of Calgary’s major bus loops. To accommodate drivers, five levels of parking are provided for over 600 vehicles.
Calgary City Centre’s location within the Eau Claire district and downtown core is central and unique. In the development stages, our team worked with the Downtown Calgary Association and Eau Claire Association and gained their support. The project was praised by the Urban Design Review panel and approved by Council. Our resulting Phase 1 design successfully balances the competing objectives and interests of Calgary’s private sector and public realm through its mix of office space, public and private amenities. Phase 2 is currently under review with the City’s Planning group.
Calgary City Centre represents a high-level of commitment to and confidence in the city’s future as a national and global business centre. This project’s design, street presence and first-class amenities demonstrate Calgary’s status as a premiere location for investment and epitomizes the positive evolution of Calgary’s downtown urban landscape.
